White City mall draws in homebuyers

Wealth homebuyers are being drawn to Shepherd's Bush by the Westfield shopping centre.

Estate agents are reporting an influx of house hunters attracted by the new public transport infrastructure and high-end stores.

Demand for rental properties has also increased and there are fears that supply may dry up in the coming months.

Simon Waller, sales manager at Winkworth on Uxbridge Road, said: "The demand is mainly coming from owner occupiers, the majority of whom are moving in from other areas of London.

"They are buying right across the spectrum from three and four bed houses, to one and two bed flats and studios.

"Now is the time to buy if you're looking to move within the area. Once Westfield opens I expect the demand to rise again and that's not just a sales line. We expect the stock of good houses to start to dry up."

As well as Westfield, the opening of upmarket bars and restaurants, such as the Princess Victoria, is helping to draw more affluent people into the area.

Robert Barr, of Kerr & Co. on Goldhawk Road, said: "Investment in the area has been building since the late 1990s.
"Shepherd's Bush was previously seen as a reserve for the more middle class areas such as Holland Park and Kensington, but now many people are moving up from south of the river to take advantage of the great transport links in the area and now there's the added appeal of the fantastic shopping centre.

"We already have a shortage of property in the area due to the economic climate and the increased demand is only going to exacerbate this."
